To qualify, you and your property must meet a few key requirements:
Acreage: Your property must be 25 acres or more and be suitable for wildlife habitat/ecological research.
5-Year Commitment: By entering this program, you agree to designate your property as an active research site for a ~5-year duration.
Researcher Access: You must agree to provide our designated university researchers with reasonable access to the open land of your property to conduct their studies. This access explicitly excludes the primary homestead, buildings, and main curtilage (lawn/yard).
Research Flexibility: The researchers must have the flexibility to utilize the designated research areas (your open land) as befits their approved research. This is typically low-impact and may include setting up monitoring equipment, taking soil/plant samples, or establishing small, defined study plots.
County Approval: Your property must meet all specific eligibility requirements set by your County Appraisal District (CAD). We will manage this part of the process for you.
No Delinquent Taxes: The property must not have any delinquent taxes.
Our Ecological Laboratory service is a complete, white-glove package. We handle the complex coordination to ensure your success.
Targeted Researcher Outreach: We don't just passively leverage our network. We will actively showcase your property's unique ecological features to university collaborators and researchers to find the ideal research partnership for your land.
County Coordination: We work directly with your County Appraisal District (CAD) to determine the specific guidelines and requirements for your property to qualify as an Ecological Laboratory.
Full-Service Reporting: We handle all necessary reports and documentation that you can submit directly to the appraisal district, ensuring you are 100% compliant.

This is a highly specialized service. The initial fee covers the consultation, initial research, and facilitation. The final price is dependent on your property's current tax valuation, acreage, and the complexity of the county requirements.
Please note: The final cost may also include a travel stipend/reimbursement for the university researchers to fund their work. In some cases, this can be considered a donation and may be tax-deductible. We will discuss all potential costs with you during our initial consultation.
The timeline for tax savings is entirely dependent on your county's appraisal district. Some counties may grant the valuation (property tax savings) immediately, while others may require the full 5-year research period before the tax status changes.
